The construction challenge

Hillside residential development in San Diego County is dominated by earthwork. Pad elevations, slope ratios, keyway construction, subdrain systems, and retaining structures all follow from the grading design, and small changes in that design produce large changes in earthwork quantity. A grading plan that requires substantial import or export, or that pushes remedial grading deeper than necessary, can consume the margin on the entire project.

The geotechnical report is the governing document. Remedial grading depth, slope stability requirements, keyway dimensions, and subdrain requirements are all driven by it, and reading it as a cost document rather than as a compliance formality is the difference between an accurate budget and an optimistic one.

Estate development adds a further variable. Large lots with custom homes mean infrastructure serves fewer units, so the cost per lot for streets, utilities, and drainage is high. The project economics depend on maintaining lot yield, which depends on the grading design.
