The construction challenge

Infill sites have no spare room. Staging, laydown, material delivery, crane placement, worker parking, and construction access all have to be arranged within or immediately adjacent to the building footprint, and they change as the structure rises. This is planning work that has to happen before construction starts, because a site logistics plan improvised in the field costs both money and schedule.

Existing utilities are the recurring source of surprise. Potholing and investigation before construction is cheap insurance against a schedule interruption that occurs at the worst possible moment.

Excavation adjacent to property lines and existing structures requires shoring, monitoring, and frequently agreements with adjacent owners. Mission Valley's groundwater conditions add dewatering considerations to any significant excavation.

Permit conditions in dense corridors typically restrict construction hours, delivery times, street closures, and noise, and those restrictions directly reduce productive hours in ways that a standard schedule will not reflect.
